Doing the math

I asked Sidekick to pull today’s 30-year fixed rate from the internet to calculate the monthly carrying costs of a $1 million property assuming 20% down

I then asked it to compare the difference between that and 5% over the first 2 years of the mortgage (the period of time after which the buyer could refinance at a lower rate).

Ok, ~$20k is the difference over 2 years between the two rate scenarios on a million dollar property. Now, as an agent having this conversation with a buyer, you can draw a box around the decision point.

To bring it home, I asked Sidekick to recalculate the net value difference assuming a reasonable equity appreciation rate.

Sidekick used 3% (reasonable in most top markets) and demonstrated that a buyer would be ~$41k better off on a net basis if they bought now.
